The most reliable price comes from evaluating the actual floor. Square footage matters, but repairs, access, stain selection, finish system and floor condition can change the scope substantially.

THERE ISN’T ONE HONEST PRICE WITHOUT SEEING THE FLOOR.
A professional estimate should account for more than room size. Two homes with similar square footage can require very different preparation, repairs, sanding sequences and finish schedules.

WHAT CHANGES A HARDWOOD REFINISHING ESTIMATE?
Bona identifies project size, flooring age and condition, moisture, damage and wood species as factors that can affect a refinishing estimate.[1] The actual proposal should then reflect the conditions observed at your property.
Open rooms are different from hallways, closets, stairs, tight corners and multiple disconnected spaces.
Deep scratches, worn finish, pet stains, adhesive, paint, cupping and old coatings can require additional preparation.
Missing, damaged or mismatched boards may need to be removed, woven in or corrected before sanding.
A natural finish is a different process from stain samples, custom colors, water-popping or darker stain work.
Sealer, coating type, number of coats, sheen and manufacturer drying requirements affect labor and scheduling.
Furniture, appliances, occupied areas, parking, floor level and jobsite access can affect how the work is staged.
WHAT SHOULD A CLEAR REFINISHING ESTIMATE INCLUDE?
A useful proposal should identify the rooms or measured area, planned preparation, sanding and finishing scope, known repairs, selected color direction, finish system and important customer responsibilities.
- Rooms and surfaces included in the work
- Furniture or appliance preparation
- Repairs that are included or priced separately
- Natural finish or stain selection process
- Sealer, finish and expected number of coats
- Approximate schedule and access restrictions
- Payment schedule and change-order expectations
- Care instructions after the final coat
HOW TO RECEIVE A MORE ACCURATE ESTIMATE
- Share the property location.Travel, access and the type of property help establish the project setup.
- Send wide and close-up photos.Include full rooms, transitions, stains, damaged boards and any areas hidden by rugs.
- Describe your preferred appearance.Natural, light, warm, medium or dark color direction can change the sample and stain process.
- Mention repairs and remodeling.Removed walls, old vents, tile transitions, pet damage and appliance areas may need additional work.
- Schedule an on-site evaluation.Measurements and direct inspection are the best basis for a final written proposal.
REFINISHING MAY PRESERVE MORE OF THE EXISTING FLOOR
When the wood has a usable wear layer and the problems are primarily at the surface, sanding and refinishing can preserve the original material and renew its protective finish. The National Wood Flooring Association describes refinishing as a way to restore an existing wood floor when its condition permits.[2] Replacement may become more practical when damage is widespread, the subfloor needs correction or there is not enough material for another sanding.

When a homeowner asks what refinishing will cost, I understand why they want a quick number. The problem is that a number without the floor condition, measurements and requested finish can be more confusing than helpful.
Two rooms that look similar in a photograph may need different repairs, preparation or access planning. I would rather help you gather the information John needs, explain what is included and give you a proposal tied to the real project.

REFINISHING COST FAQ
Can I receive a final price from photographs?+
Photos are useful for an initial conversation, but measurements and an on-site evaluation are normally needed before confirming a final proposal.
Does dark stain cost more than a natural floor?+
Stain can add sampling, approval, application and drying stages. The exact difference depends on the selected system and the floor’s condition.
Do board repairs increase the price?+
Usually. Repair pricing depends on the number of boards, species, dimensions, layout and how the repair must be integrated into the existing floor.
Can I reduce cost by moving furniture myself?+
Preparation responsibilities should be discussed before the project. Moving approved items in advance may simplify the setup, but appliances and heavy objects require safe planning.
