A separate room or doorway may offer a workable stopping point, but a shared finished area requires coordination. We’ll explain where access will be restricted and allow for drying before anyone crosses a newly coated surface.

We’ll check the perimeter and the middle separately, including visible thickness, fasteners, and any earlier sanding. Worn edges can limit how much more material can be removed. Repairs to selected boards may retain the sound areas, but we explain if the remaining boards are too thin for the finish preparation you want.

We’ll look at the patch dimensions, surrounding board direction, and what supports the area beside the hearth. Compatible wood may allow a repair to that area. The visible finishing area can be larger than the patch itself, and we discuss how new boards will differ before deciding where sanding and coating should stop.

We’ll first agree on what you want to retain and what is a problem, such as loose edges, splinters, or failed coating. Then we assess the available material and the preparation required by the selected finish. A sound older floor can retain character; removing every mark is not the starting assumption.
