YOUR FLOORS, YOUR WAY

Care for your floors. Respect for your building.

Older floors and shared buildings can both need a little extra care. For your home, we’ll look at worn boards, decorative borders, and any repairs, while also planning for shared access and building requirements. We’ll protect nearby woodwork and help you choose a finish that feels right for your rooms.

Questions from homeowners

Questions about work in your home

Can you repair worn boards without losing the decorative border?

We’ll check the pattern, board thickness, and damage before planning a repair. Keeping sound border pieces may be possible, with replacement limited to affected areas. We’ll talk through how new boards may differ from the original.

Our older condo has been refinished before. How do you know if there is enough wood left?

We look for visible edges, earlier repairs, worn areas, and fasteners to assess the remaining flooring. If needed, a closer inspection helps determine whether another sanding is suitable. We do not judge that from the building’s age alone.

Can you work around our building’s elevator and contractor hours?

We’ll go over those requirements with you before scheduling. Equipment access, reserved elevator time, protection, and permitted work hours affect the plan. Any insurance-document requirements should also be shared in advance.

A radiator leak left a dark patch. Does that mean the whole room needs replacing?

Not necessarily. After the source is fixed, we assess moisture, stain depth, and board condition. Some areas can be refinished; others need replacement boards. The surrounding floor may need refinishing to make the repair more consistent.
