The apartment floor is worn but has no deep damage. Is sanding the only option?
We’ll look at the coating, bare spots, and any maintenance products used on the floor. A compatible screen and recoat may suit a sound finish, but it will not remove deep scratches or change the wood’s color. Adhesion and surface preparation need checking before that smaller scope can be recommended. A floor with coating failure may need full refinishing.
We have a short gap between tenants. Can the flooring repairs be finished in time?
We’ll check first and separate the repair work from sanding and coating time. Material availability, stain selection, and the finish system all affect the schedule. Share the intended move-in and furniture dates early; we explain the earliest date you can use your floors again without rushing preparation or drying.
Several old patches are different colors. Will a darker stain hide them?
We’ll identify whether the patches differ in wood species, grain, sanding depth, or existing coating. A darker color may reduce some contrast, but it can also emphasize differences in absorption. We use appropriate samples and discuss replacing unsuitable patches when needed, rather than treating a dark stain as a guaranteed cover-up.
Can we renew the living room without replacing the floor in the adjoining rental bedroom?
We’ll look at both surfaces and the doorway between them. If the bedroom floor is sound, it may remain, with a planned boundary for the work. The renewed living room can differ in color or sheen, so we explain those differences and any access restrictions before agreeing on a limited scope.
